The Challenge
House roof with 35 years of wear—faded tiles, extensive moss on shaded sections, failed pointing, and rusty valleys. Two stable blocks with corrugated iron showing significant rust and minor leaks. All structures needed attention to bring the property up to standard.
Our Solution
House: complete restoration with high-pressure clean, algae treatment, tile replacements, full repointing, valley replacement, and Dulux AcraTex membrane in 'Jasper'. Stables: rust treatment, screw replacement, selective sheet replacement where needed, and full recoating with Colorbond-matched metal roof paint in 'Ironstone'. Coordinated to minimize disruption to horses.
Running a horse property in Baxter means everything needs to be practical and weathertight. Frankston Peninsula Roofing understood that—they didn't just make things look good, they made sure our stables were properly sealed for the horses and the house was fully protected. Working around the horses was seamless. Fantastic job on the whole property.

Baxter Roofing FAQs
Common questions about semi-rural property roofing
What makes Baxter properties different for roofing?
Baxter is a peninsula gateway suburb with a distinct semi-rural character. Many properties here are larger blocks—often with horses, hobby farms, or just spacious lifestyle living. This means bigger roof areas on main residences, additional structures like stables, sheds, and barns that also need roofing attention, tree-lined properties with debris challenges, and exposure to both Peninsula weather and inland conditions. We're experienced with this mix of residential and rural roofing needs.
Do you work on horse properties and equestrian facilities?
Absolutely—Baxter is known for its horse properties and we service many of them. This includes stables with specific roofing requirements, covered arenas and shelters, hay sheds and storage buildings, tack rooms and outbuildings, as well as the main residence. We understand that equestrian facilities need to be weathertight for horses and equipment. We coordinate work to minimize disruption to your horses and daily routines.
Can you restore corrugated iron roofs on Baxter sheds?
Yes, and we see a lot of corrugated iron in Baxter on sheds, stables, and older farmhouse roofs. We can restore existing corrugated iron with cleaning, rust treatment, and recoating, replace sections or entire roofs with new Colorbond corrugated or trimdek profiles, and upgrade old iron to modern Colorbond with better lifespan and lower maintenance. For working outbuildings, we understand that practical durability matters more than aesthetics—though we can deliver both.
What roof types are common on Baxter homes?
Baxter has interesting housing diversity: older farmhouse-style homes with corrugated iron or terracotta tiles, 1970s-90s brick veneers with concrete tiles, modern homes with Colorbond metal roofing, and some newer builds with flat-profile contemporary tiles. The suburb's semi-rural character means many properties also have significant outbuilding roofing. We're experienced with all these roof types and their specific needs in the Baxter environment.
How much does roof restoration cost in Baxter?
Baxter roof restoration typically ranges from $3,800 to $15,000 for standard residential homes. Properties with larger roofs, multiple structures, or significant outbuildings will be higher—we've completed projects up to $30,000+ for extensive horse properties with multiple buildings. We provide detailed quotes after inspecting your specific property, covering all structures you want addressed.
Is there anything specific about Baxter weather affecting roofs?
Baxter sits at an interesting position—gateway to the Peninsula but with some inland characteristics. You get Peninsula coastal influences (occasional salt-bearing winds from Port Phillip), exposure to Western Port weather systems from the east, the tree-lined properties create debris and shade (promoting moss/lichen growth), and the more exposed position compared to protected bayside suburbs means higher wind exposure. We factor all these into material choices and restoration approach.
