Why Quality Roof Coating Matters

❌ Cheap Paint Fails

  • Thin, low-quality product (basically house paint)
  • Poor surface prep—coating doesn't stick
  • Not rated for coastal salt exposure
  • Peels, flakes, and fades in 3-5 years
  • You pay again to fix it—costs more long-term

✓ Premium Coating Lasts

  • Thick membrane coating (300+ microns wet)
  • Proper prep: clean, treat, prime, then coat
  • Marine-grade, salt-resistant formulation
  • 12-15 years protection in coastal conditions
  • Better value over time + 10-year warranty

The Bottom Line: Cheap roof painting fails in 3-5 years, meaning you pay again. You end up spending more over 10 years than if you'd chosen quality from the start. Our premium coating once and lasts 12-15 years. Do the math.

Roof Painting FAQs

What's the difference between roof painting and roof restoration?

Roof painting refers specifically to the coating application—it's part of a full restoration but can be done standalone on roofs in good condition. Full restoration includes high-pressure cleaning, repairs (tiles, ridge capping, valleys, flashings), primer, and then two coats of membrane coating. If your roof only needs cosmetic refreshing and the structure is sound, painting alone may be suitable. If there are underlying issues, restoration is the better investment.

How long does roof paint last?

Quality membrane coatings (Dulux AcraTex, Nutech NXT, Shieldcoat Roofbond) last 12-15 years in coastal Frankston conditions. Cheaper paints may only last 5-7 years. The lifespan depends on: coating quality, proper surface preparation, number of coats applied, and environmental factors. We use premium products and apply them correctly—that's why we can offer 10-year warranty.

Can you paint any type of roof?

We paint most roof types: concrete tiles, terracotta tiles (requires special primer), metal/Colorbond, and Zincalume. The roof must be structurally sound—paint doesn't fix crumbling tiles or rusted-through metal. For terracotta, we use specialised systems as standard acrylic doesn't adhere well. We'll assess suitability during inspection.

What paint brands do you use?

We use premium Australian-made roof coatings: Dulux AcraTex Roof Membrane (15-year manufacturer warranty), Nutech NXT Cool Zone (heat-reflective, 12-year warranty), and Shieldcoat Roofbond (budget-friendly, 10-year warranty). These are membrane coatings, not just paint—they're thicker, more flexible, and designed specifically for roofs. All are coastal-rated for Frankston conditions.

How do you prepare the roof before painting?

Proper prep is 80% of a good paint job. We: 1) High-pressure clean at 3,000+ PSI to remove lichen, moss, dirt, salt, and old flaking coating; 2) Treat any lichen with biocide to kill roots; 3) Allow 24-48 hours to dry; 4) Complete any repairs (we quote these separately or as part of restoration); 5) Apply primer/sealer suited to your roof type. Only then do we apply the coating. Cheap operators skip steps—that's why their work fails in 3 years.

What colours are available?

All Colorbond colours plus many additional options—over 50 colours total. Most popular in Frankston: Monument (dark charcoal), Woodland Grey, Shale Grey, Basalt, and Surfmist for lighter options. For tile roofs, we can match traditional terracotta tones or go contemporary. We bring colour samples during your quote so you can see them against your home.

How long does roof painting take?

Standalone roof painting (on a clean, repaired roof) takes 2-3 days: primer one day, two coats of membrane with drying time between. Full restoration with painting takes 4-6 days including cleaning, repairs, and coating. Weather delays can extend this—we need dry conditions and temperatures between 10-35°C for proper curing.

Will roof painting stop leaks?

Not reliably. Membrane coating provides excellent surface waterproofing but won't fix structural issues—cracked tiles, failed pointing, rusted valleys, or damaged flashings still let water in underneath. If you have leaks, those underlying issues must be repaired first. We can include repairs in your quote, or recommend restoration if problems are widespread.

Is it worth painting an old roof?

Depends on the roof's condition. If tiles are structurally sound (not crumbling), metal isn't rusted through, and repairs are minor, painting extends the roof's life 10-15 years at a fraction of replacement cost. If the roof is failing structurally, painting is money wasted. We'll give you honest advice—sometimes we tell people their roof isn't worth painting and they should budget for replacement instead.
